Best mortgage for expats in Belgium (2026)
Updated · figures checked 2 November 2026
The short version
- KBC Brussels is the most accessible lender for English speakers: English product pages, an English prospectus and a dedicated expat team, though its published base rate is not the lowest.
- Argenta and Beobank published lower fixed rates, but everything is in Dutch or French and you apply through a branch.
- The rule that decides most expat cases: Belgian banks lend to people who already live in Belgium, and several also require your main income to be in euros.
- The registration duty on the purchase depends on the region (Flanders, Brussels or Wallonia) and is often a bigger cost than the difference between two mortgage rates.
Not rated: BNP Paribas Fortis. Their official pages could not be read when we checked, so we do not score them rather than guess.

Buying a home in Belgium as an expat is very possible, but the order of events matters more than in many countries. Banks lend to people who already live here, several want your main income paid in euros, and the purchase triggers a regional registration duty that you pay largely from your own savings. The mortgage rate is only one part of the decision.
This guide is for people who have moved to Belgium, are registered at their commune and are thinking of buying their own home. We compared eight lenders on what they publish: a fixed rate for a term of about twenty years, a representative APR (annual percentage rate of charge, the all-in cost of the loan), the residence and income conditions in their prospectus, whether the information exists in English, and the maximum term.
Three questions decide your shortlist. Do you meet the bank’s residence and euro income conditions? Can you follow the process in the bank’s language? And which discounts can you actually use, given that most of them depend on buying the bank’s insurance or moving your salary?
How to choose a mortgage in Belgium as an expat
Residence and euro income come first
Belgian lenders write their target clients into their legal prospectus. KBC, Argenta, vdk and Beobank prospectuses limit mortgages to people living or domiciled in Belgium; KBC, Argenta, vdk and Crelan also require main income in euros. (source, checked 2 November 2026) In practice this means you apply after you have moved, registered at your commune and started being paid. Crelan goes further: its prospectus excludes consumers whose repayment income is not in euros, even when the payslip shows a converted amount, and people living in a country that does not use the euro.
If you are paid in dollars, pounds or Swiss francs by a foreign employer, ask the bank at the first contact whether your income counts. Do not spend money on a valuation or a notary before you have that answer in writing.
Published rates are a starting point
Banks publish dated rate sheets, but the rate you are offered can differ. vdk states that the final rate depends on the project, the term, the loan-to-value, your repayment capacity and your risk profile. The sheets are also not comparable line by line: term buckets differ, some sheets already include conditional discounts, and others show both a base rate and a discounted rate. Use the published figures to choose which two or three banks to talk to, then compare written offers.
Discounts tied to insurance and your salary
Most of the gap between a base rate and an attractive headline rate comes from conditions. KBC, Argenta and Crelan cut the rate if you take their credit life insurance (a policy that repays the loan if a borrower dies) and their home or fire insurance, and some banks also want your salary paid into an account with them. vdk publishes the opposite: surcharges if you do not move your salary or take its life cover. You can choose another insurer, but you then lose the discount. Compare the full monthly cost, loan plus insurance premiums, not the rate alone.
Energy efficiency also counts. Argenta, vdk, Crelan, Beobank and Belfius all publish a discount or a longer term for energy-efficient homes or renovations that improve the EPC (energy performance certificate).
The registration duty depends on the region
When you buy an existing home you pay a registration duty to the region where the property is, on top of the price. The rules differ a lot, and they changed recently.
In Flanders: Flanders: sales duty is 2% on the purchase of your sole own home (natural persons; register at the address within three years); the basic rate is 12%. (source, checked 2 November 2026) The mortgage itself also carries a duty in Flanders: Flanders: mortgage establishment duty is 1% of the loan amount secured by a mortgage. (source, checked 2 November 2026) Some non-official sources report that the Flemish conditions are changing from 2026; we could not confirm this on vlaanderen.be, so check the official page before you sign.
In Brussels: Brussels: registration duty is 12.5%; no duty on the first EUR 200,000 for a buyer's only home, if the price does not exceed EUR 600,000. (source, checked 2 November 2026) The conditions are strict: Brussels abatement: main residence within 3 years of registering the deed, kept for an uninterrupted 5 years; extra EUR 25,000 abatement per energy class improved, from a minimum of two classes. (source, checked 2 November 2026) Changes to the Brussels conditions from 2026 were mentioned by non-official sources; confirm the current rules on the Brussels Fiscality page.
In Wallonia: Wallonia: since 1 January 2025 the rate for a sole own home is 3% instead of 12.5%. (source, checked 2 November 2026) The conditions: Wallonia 3% rate: move in within 3 years (5 for building land), stay 3 full years; an existing fully owned home (Belgium or abroad) must be sold within 3 years. (source, checked 2 November 2026) And one older advantage has ended: Wallonia: the chèque-habitat no longer applies to homes acquired or built from 2025. (source, checked 2 November 2026) The mortgage registration duty for Brussels and Wallonia was not collected for this guide; your notary will calculate it.
Check that the lender is authorised
Every lender in this guide is a Belgian credit institution. You can check any lender or credit broker in the FSMA search for lenders and intermediaries. The National Bank list was unreachable on the day we checked, so we used the FSMA records.
The providers compared
Lenders appear in score order, as in the table. The scores weight English access and service heavily, so a bank with an accessible English process can come out ahead of banks that publish lower rates. A point we could not verify is left out of the score, and a lender with too few verified points is shown as not rated.
BNP Paribas Fortis is not rated: its website returned a maintenance error throughout our check, so nothing about its mortgages could be verified. If you hold your current account there or at its app brand Hello bank!, ask for a written mortgage offer and compare it with the published rate sheets in this guide.
1. KBC Brussels 6.6/10
Ranked 1 of 6 rated providers in this guide.
Best for: Newcomers who want the whole mortgage process explained in English.
KBC Brussels is the Brussels brand of KBC Bank. For an English speaker it is the clearest mortgage offer in Belgium we could find: the product page, an expat centre page and the home loan prospectus are all in English (Yes (English product page and English prospectus)), and KBC Brussels Live for Expats offers phone, e-mail and booked appointments.
The rate is not its strength. The published fixed rate for our reference term is 5.98% fixed (>15-20 yrs), base rate before discounts; sheet No. 680 from 01/11/2026, the highest base rate in this guide. Discounts are listed for KBC credit life insurance, KBC home insurance and having your salary paid into KBC, and first-time buyers get an extra discount and can borrow the full value of the property. The representative example shows APR 6.35% (EUR 170,000, 240 months, fixed 5.98%). Maximum term: Up to 25 years on the rate sheet (average 10-25 years per product page).
The condition is clear: Only if you live in Belgium and receive your principal income in euros. KBC’s English page also sets an affordability rule: monthly credit repayments should stay below a set share of net household income, and you can never borrow more than the total cost of the home.
The process is mostly digital. Online simulation: Yes, online feasibility check then phone appointment. Documents are uploaded online, with an affordability check in KBC Brussels Mobile. Prepare the signed purchase agreement (compromis de vente / verkoopovereenkomst), recent pay slips, an overview of your savings and investments, and the EPC certificate.
KBC Brussels suits newcomers who want to understand every step in English and who are willing to pay a little more for that, or who can use enough of the discounts to close the gap.

2. Argenta 5.1/10
Ranked 2 of 6 rated providers in this guide.
Best for: Dutch- or French-speaking residents who want a low published base rate.
Argenta is a Belgian savings bank with a branch network. It published some of the lowest fixed base rates we found: 5.11% fixed (20 to under 22 yrs), base rate; sheet from 29/10/2026. Discounts are available for credit life and fire insurance with Argenta’s insurer, and a sustainability discount applies to energy-efficient new builds or a proven EPC improvement within a set period. Argenta states you can always choose your own insurer; you then lose the insurance discounts.
The representative APR is check current price: it was not on the documents we read, so ask for it with your offer. Maximum term: Rate sheet goes to terms under 25 years.
The barrier is language. Mortgage information is No (site in Dutch/French; /en.html returns 404), and the prospectus, rate card and offer will be in Dutch or French. The condition is the same as at KBC, in Dutch in the prospectus: Woon je in België en ontvang je jouw voornaamste inkomsten in euro (prospectus) (you live in Belgium and your main income is in euros).
You can run a simulation online and in the Argenta app (Yes, online simulation and in the Argenta app), but the application itself goes through a local branch. Once the loan runs, the app shows the loan details and staged payouts for building or renovation.
Argenta suits residents who read Dutch or French, or who bring a partner or adviser who does, and who want one of the lowest published base rates.

3. Beobank 4.8/10
Ranked 3 of 6 rated providers in this guide.
Best for: French- or Dutch-speaking buyers comparing low published fixed rates.
Beobank published the lowest fixed-rate example in this guide. Its rate sheet shows 5.40% fixed (15-20 yrs) base; 4.88% reduced rate; tariff No. 161 of 09/10/2026, loans from EUR 60,000, and its representative example gives APR 5.49% (EUR 150,000, 20 yrs fixed, 4.88% reduced rate). Note that the example uses the reduced rate, which depends on conditions. An extra reduction applies to energy-efficient homes.
Term and minimum loan: 1 to 30 years, minimum EUR 40,000, so Beobank is not for small top-up loans. Its file fee and valuation fee are published in the representative example on its French page.
The condition is domicile: Natural persons domiciled in Belgium when signing (prospectus). In practice you must be registered at your commune at a Belgian address by the day you sign.
English is the weak point: No public English mortgage page (/en/ redirects to the login page). Simulation: Yes, indicative online simulation. After it, you book an appointment at the nearest branch, where the process continues in French or Dutch.
Beobank suits French- or Dutch-speaking buyers who want a low published fixed rate and a long term, and who are comfortable with a branch-based process.

4. vdk bank 4.4/10
Ranked 4 of 6 rated providers in this guide.
Best for: Dutch speakers in Flanders happy with a long initial fixed period (10-20 years).
vdk bank is a Belgian bank with branches in Flanders. Its rate sheet is unusual: it does not list a fully fixed rate, so the fixed-rate column shows No fixed rate on sheet (variable 20+3: 4.65%). Instead, vdk publishes variable rates with long initial fixed periods, such as a rate fixed for twenty years and then revisable every three years. The published rates already include conditional discounts.
vdk is transparent about what moves the rate. Its sheet lists surcharges if your salary is not paid into vdk, if you do not take its credit life cover, and if you borrow a high share of the property value. A green discount applies to energy-efficient homes. The standard maximum term is 25 years standard (incl. drawdown period); above 25 years +0.10% surcharge. The representative APR is check current price.
The condition: Natural persons with habitual residence in Belgium who receive their main income in euros (prospectus). The site is No (vdk.be/en redirects to Dutch), and the application runs through a branch after an online simulation (Yes, online home loan simulator).
vdk suits Dutch speakers in Flanders who are happy with a long initial fixed period rather than a fully fixed loan, and who will move their salary and life cover to the bank.

5. Crelan 4.3/10
Ranked 5 of 6 rated providers in this guide.
Best for: Buyers financing an energy-efficient home who want a 30-year term.
Crelan is a federation of Belgian credit institutions that works through branches and agents. Its published rate is 5.75% fixed (up to 20 yrs) base; 5.12% with conditional discounts; tariff No. 1160 from 2/11/2026. The large conditional discount depends on taking fire insurance and credit life insurance with AXA Belgium through a Crelan-linked agent. A green discount applies to new builds, efficient homes or renovations that improve the EPC.
Crelan’s long term is its distinctive feature: Up to 30 years for 'Duurzaam' (sustainable) loans, otherwise up to 25-26 years. That makes it worth a look for buyers financing an energy-efficient home who want lower monthly payments. The representative APR is check current price.
Its income rule is the strictest we found: No loan if repayment income is not in euros or if you live in a country whose currency is not the euro. Even a foreign salary converted into euros on your payslip does not count.
English information: No (crelan.be/en redirects to the Dutch site). Simulation: Yes, online simulation tool. After it, you meet an agent, and Crelan’s own page says the best conditions are given by your agent, not online.
Crelan suits euro earners who buy or renovate an energy-efficient home, want a longer term and are fine with an agent-led process in Dutch or French.

6. Belfius 4.1/10
Ranked 6 of 6 rated providers in this guide.
Best for: Buyers who want a branch nearby and an energy-efficiency discount.
Belfius has a large branch network, according to its mortgage page, plus video-call appointments. That makes it easy to meet a credit specialist in person wherever you live.
It does not publish a rate sheet on its public product page, so its fixed rate is check current price and its APR check current price. You will only learn the rate through a simulation or an offer. Belfius does publish a discount for buying or building a new or energy-efficient home, and a longer term: Usually 25 years; up to 30 years for an energy-efficient main residence.
Its residence condition is not published on the pages we read, so ask about it at your first appointment. English information: No (/site/retail/en redirects to Dutch). Simulation: Yes, online credit simulation, followed by an appointment with a credit specialist.

ING Belgium Not enough verified data to rate
ING Belgium has English page titles for its mortgage section (Yes (English page titles; content not readable, see blocked)), including an English mortgage calculator page. But the content of its home loan pages could not be read when we checked: the site timed out or returned only headings. So its rate is check current price, its APR check current price and its residence condition not published.
What we could confirm: ING’s maximum term: 'Possible to borrow for up to 30 years at ING'. Its calculator page exists (English 'Mortgage calculator' page exists).
Too few of its points could be verified, so it is not rated (not enough verified data); that says nothing about the offer itself. If you already bank with ING, or prefer a big bank with some English pages, run its calculator and ask for a written offer to compare with KBC Brussels and one Dutch- or French-language bank.

If you are paid in a currency other than the euro
This is the most common blocker for expats. KBC, Argenta, vdk and Crelan all require your main income in euros, and Crelan excludes even a foreign salary converted to euros on the payslip. If your employer pays you in another currency, raise it before anything else. Options worth discussing with a bank are having the contract changed to pay in euros, or a co-borrower whose income is in euros; whether a bank accepts either is its decision.
If you have only just arrived
Banks lend to people who live here. Beobank requires domicile in Belgium at signing, KBC lends only to residents with euro income, and vdk wants habitual residence. Register at your commune, get your residence card and collect a few months of Belgian pay slips before you start. In the meantime, open a current account and build savings: you will need your own money for the registration duty, the notary and the bank’s fees, because KBC, for example, never lends more than the total cost of the home.
If you are buying your first home
First-time buyers have advantages. KBC offers first-time buyers an extra rate discount and lends up to the full value of the property. The regional duty reductions for a sole own home in Flanders, Brussels and Wallonia described above are designed for you, but each comes with conditions on moving in and staying. Read them on the official pages before you sign the purchase agreement, because signing it commits you to the purchase.
If you plan to leave Belgium within a few years
The Brussels abatement requires you to keep the home as your main residence for five uninterrupted years, and Wallonia’s reduced rate requires three full years. If your contract in Belgium is temporary, check on the official regional pages what happens to the reduction if you move out early.
Step by step: getting a mortgage in Belgium
- Register at your commune and get your residence card.
- Collect recent pay slips, your employment contract and an overview of your savings.
- Run simulations at two or three banks; at least one should be KBC Brussels if you need English.
- Ask each bank whether your income meets its euro income condition and how much it will lend.
- Find the property and sign the purchase agreement, ideally with a clause that makes it conditional on obtaining the loan.
- Send each bank the signed agreement and the EPC certificate; ask for written offers with the APR and the cost of the required insurance.
- Compare the full monthly cost, choose, and sign the loan and the deed at the notary.
Our verdict
KBC Brussels comes out ahead in the table. KBC Brussels is the pick for most expats who want to follow the process in English: English product information, an English prospectus and a dedicated expat team, at a higher published base rate. Argenta and Beobank published the lowest fixed rates and suit buyers who can deal with a branch in Dutch or French. vdk fits Dutch speakers in Flanders happy with a long initial fixed period, and Crelan fits euro earners buying an energy-efficient home who want a longer term. Belfius, ING and BNP Paribas Fortis could not be fully compared because they did not publish rates we could read; ask them for written offers and compare them with the sheets above.
